What was the brief?

The client commissioned Octane Construction to carry out a comprehensive refurbishment of six residential flats at Sorrel Way, Baildon. The project required a full internal strip-out and fit-out to modernise the properties, improving layouts, finishes, and services to meet current living standards. The works were planned in three distinct phases to minimise disruption and maintain an efficient workflow.

Given the winter scheduling, additional considerations around environmental conditions and restricted site access had to be carefully managed to avoid delays and ensure safety.

What did Octane do?

Octane Construction was responsible for delivering the full internal refurbishment across six flats, carefully sequenced in three phases to maintain programme continuity and resource efficiency. The project involved the complete removal of outdated fixtures and fittings, followed by a detailed fit-out to create functional, modern living spaces.

Key activities included:

  • Complete Strip-Out: Removal of kitchens, fixtures, fittings, floor coverings, internal doors, and non-structural walls to prepare the flats for refurbishment

  • Mechanical & Electrical: Phased first and second fix installations, coordinated to optimise progress and reduce downtime

  • Joinery Works: Installation of new door sets, skirting boards, and bespoke kitchen units tailored to each flat’s layout

  • Surface Preparation: Plastering and full redecoration to refresh interiors with a high-quality finish

  • Kitchen Installation: Fitting of new worktops, integrated appliances, and resilient floor finishes suited to everyday use

  • Final Commissioning: Testing and commissioning of all mechanical and electrical systems, snagging inspections, and detailed cleaning prior to handover

What was the result?

Completed over a 70-day working period, the Sorrel Way refurbishment successfully met the client’s requirements despite the challenges posed by winter conditions and the complexity of phased works across multiple units. Through careful planning and effective project management, Octane Construction delivered the project on time and within scope. Each flat was handed over fully refurbished, with all mechanical and electrical systems tested and commissioned, fully compliant with current building regulations, and ready for immediate occupation.
