STEP ONE

What was the brief?

The client commissioned Octane Construction to deliver a multi-unit residential refurbishment at Sorrel Way in Baildon. The project required a full internal strip-out and fit-out across six flats, each requiring extensive works to bring the properties up to modern living standards.

The brief demanded a tightly phased programme across three groups of properties, with attention to minimising disruption, delivering consistent quality, and meeting strict timelines. The works were to be carried out during the winter period, introducing additional environmental and access considerations.

STEP TWO

What did Octane do?

Octane Construction was responsible for the full internal refurbishment of six residential flats at Sorrel Way, delivered in three sequential phases to maintain momentum and programme efficiency. The team managed every aspect of the build, transforming outdated interiors into modern, functional living spaces with upgraded layouts and services.

Works were carefully coordinated to ensure a high standard of finish across all properties while minimising disruption during the winter period. Health and safety, quality control, and clear communication were prioritised throughout the project.

Key project activities included:

  • Complete internal strip-out of kitchens, fixtures, fittings, floor coverings, internal doors, and non-structural walls
  • Phased first and second fix mechanical and electrical installations
  • Full joinery works including new door sets, skirtings, and kitchen units
  • Surface preparation, plastering, and redecoration throughout
  • Installation of new kitchen worktops, appliances, and floor finishes
  • Final testing, commissioning, snagging, and detailed cleaning prior to handover

STEP THREE

What was the result?

Delivered over 70 working days, the Sorrel Way project represents a strong example of Octane’s phased delivery model in residential refurbishment. The project was kept on schedule despite seasonal challenges and the multi-property scope.

Each flat was handed over fully refurbished, with all services tested and commissioned, and all compliance documentation completed. The result is a series of modernised homes, upgraded in line with the client’s quality expectations and ready for occupation.
