STEP ONE

What was the brief?

Octane Construction was appointed to deliver a phased refurbishment and structural repair programme at Walmgate, involving the coordinated upgrade of multiple residential flats alongside external fabric repairs. The brief required extensive internal strip-out, structural remediation, full mechanical and electrical renewals, and complete kitchen, bathroom, and finishes installation across a number of individual dwellings.

The programme demanded careful sequencing to manage overlapping trades, shared access constraints, and varying scopes of work per flat. In parallel, external works including scaffolding, masonry repairs, roof repairs, and window installations were required, all to be delivered while maintaining safety, programme control, and consistent quality standards across the development.

STEP TWO

What did Octane do?

Octane Construction managed the project through a structured, phased delivery programme, coordinating multiple workstreams concurrently across the site. Key stages included:

Mobilisation & Enabling Works:
Cost agreements were finalised before full mobilisation. Site establishment included scaffolding installation, strip-out works, and enabling access for structural inspections and remedial design.

Structural Repairs & Fabric Works:
Structural repairs were carried out across multiple flats, including floor, wall, and roof-related remedial works. External scaffolding enabled masonry repairs, roof works, and window installations, followed by phased scaffold removal once works were complete.

Internal Refurbishment Works:
Each flat progressed through a controlled sequence of first fix partitions, joinery, and M&E installations, followed by second fix works, plastering, decoration, flooring, kitchen and sanitaryware installation, and final fix detailing. Test and commissioning activities were completed prior to snagging and cleaning.

Phased Flat Delivery:
Flats were delivered on staggered programmes to maintain momentum across the site, with coordinated handovers aligned to completion milestones and quality inspections.

What was the result?

The Walmgate refurbishment programme was delivered through a clearly structured and well-managed construction schedule, allowing multiple flats and external works to progress efficiently in parallel. The phased approach ensured consistent quality, effective trade coordination, and programme certainty across a complex scope of works.

Octane Construction’s proactive planning and disciplined delivery enabled successful completion of internal refurbishments, structural repairs, and external fabric works, culminating in a coordinated final handover.
