STEP ONE

What was the brief?

Octane Construction was appointed by TotalEnergies to undertake the comprehensive building rehabilitation of both the Newcastle Building and the Oxford Warehouse, located at their operational lubricant blending facility. Working within a live industrial environment, the project required meticulous planning and execution to ensure full business continuity throughout the works.

The project needed to improve structural integrity, remove asbestos safely, and upgrade internal and external finishes, all without disrupting daily operations. Tight deadlines and coordination in a live, high-risk industrial setting added complexity, requiring a phased, safety-led approach.

STEP TWO

What did Octane do?

We delivered the project in carefully phased stages to ensure operations remained uninterrupted.

Works began with the safe removal of asbestos under strict monitoring, followed by demolition of a disused lift shaft. Crash-deck scaffolding and full external access systems were installed to maintain safe working conditions throughout.

New structural steel and high-performance cladding were added to enhance both efficiency and appearance. Internally, we constructed new office space to support site functionality.

All work was closely coordinated with TotalEnergies to avoid disruption to ongoing operations, during the building rehabilitation.

What was the result?

The project was delivered safely, on time, and without disruption to operations. The upgraded facilities now meet modern standards for safety, energy efficiency, and usability.
