STEP ONE

What was the brief?

Velocity Management Company appointed Octane Construction to undertake a critical safety and compliance project: the full replacement of external cladding across three residential apartment blocks located in the city centre. The existing façades no longer met updated fire and building regulations, presenting both a regulatory risk and a safety concern for residents.

The brief required us to remove and replace the non-compliant cladding systems, install new fire-rated solutions, and ensure the work met the highest standards of safety, durability, and design. Alongside compliance, the client also aimed to enhance the visual appeal of the buildings—making this a project that balanced function with aesthetics, and safety with sensitivity to the occupied residential setting.

What did Octane do?

Octane began by carrying out comprehensive investigative surveys on the façades and substructures of all three apartment blocks. These investigations were vital to inform a safe and compliant design that met the latest fire safety and building performance regulations. Collaborating closely with our design team and trusted supply chain partners, we developed a specification that prioritised fire resistance, thermal performance, and long-term durability.

Given the constraints of a live, fully occupied site in a busy urban location, we adopted a phased construction approach to minimise disruption to residents. Site logistics were carefully planned to accommodate limited space for materials, waste, and equipment, while maintaining safe access for both residents and workers. Clear communication channels were established from the outset, ensuring that all residents were informed of the schedule, safety procedures, and progress updates throughout the works.

STEP THREE

What was the result?

The project was successfully completed with all three buildings brought up to full compliance under current fire and building safety regulations. The new façade system not only significantly improved fire performance and safety, but also revitalised the external appearance of each apartment block—adding long-term value and improving the overall look and feel of the development.

Thanks to careful planning and regular communication, the works were delivered with minimal disruption to residents. The transparency and reassurance provided throughout the project helped build trust and confidence, ensuring residents felt safe, informed, and supported from start to finish.
